Home Prices: Where Are They Headed Over The Next 5 Years? | Keeping Current Matters

Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.

Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

The results of their latest survey:

Home values will appreciate by 3.9% by the end of 2015, 3.4% in 2016 and 3.1% in each of the following four years (as shown below). That means the average annual appreciation will be 3.2% over the next 5 years.

The prediction for cumulative appreciation rose from 18.1% to 21.6% by 2020. Even the experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of 13.8%.

Happy New Year to everyone that we didn’t have the pleasure of seeing over the New Year Holiday. The “First Light” weekend was very busy with a Fourth of July-like fireworks display and tons of other New Years events. It was a huge success.

What a year 2015 was! The economy was in relatively fine shape, but the stock market was flat. Politics were crazy but consumer confidence was high.  Nationally many real estate markets did well while others languished at recession lows. Thankfully our Outer Cape real estate market has been consistently strong year to year with Provincetown leading the way once again!

The Million Dollar Plus market in Provincetown in 2015

Nine single family homes sold above $1M in Provincetown in 2015. This was down slightly from 12 in 2014.  There is strong demand in this category and never quite enough inventory to go around.

Boston sees condo prices, sales jump

From Back Bay and Beacon Hill to Dorchester and Southie, doube-digit price increases have been seen in several Boston neighborhoods.

Boston’s red hot condo market is closing out the year with a bang, posting double-digit increases in prices and sales, the latest stats show.

The median condo price in Suffolk County, made up mostly of Boston, hit $580,000 in November after a 34 percent jump, finds real estate publisher and data firm, The Warren Group. Condo sales jumped 43 percent.

By contrast, the median home price in Boston and fellow Suffolk County communities of Chelsea, Winthrop and Revere, weighed in at $406,500 after a 3 percent increase.

Downtown Boston, including the South End, Back Bay, and Beacon Hill, led the condo price charge, with a 24 percent increase that pushed the median price to $974,000.

Jamaica Plain and South Boston both saw significant gains in condo prices in November, with prices year to date up nearly 11 percent ($445,000) in J.P. and 12 percent ($557,000) in Southie.

Dorchester and East Boston, which have been hubs of activity for new development as buyers get priced out of other neighborhoods like J.P. and the South End, also saw big gains.

Year-to-date through November, Dorchester’s median condo price has gone up 17 percent, to $344,060, while the median price of an Eastie condo rose 14 percent to $342,750.

Meanwhile, statewide, sales and prices of both condos and homes posted gains in November, posting significant gains with help from a relatively mild fall that helped keep buyers on the hunt and sellers in the game.

Sales of single-family homes across Massachusetts rose 8 percent, to 3,915 in November, reports the Massachusetts Association of Realtors (MAR).

The state’s median home price rose 4.5 percent to $330,000.

Condo sales rose 5 percent, while the median price of a condo posted a 10 percent increase, to $304,000.

“While most people in Massachusetts were focused on raking, getting ready for Thanksgiving and shopping in November, homebuyers stayed focused and once again push closed home sales up,” said 2015 MAR president Corinne Fitzgerald, broker-owner of FITZGERALD Real Estate in Greenfield, in a press release.

Kicking off on Little Buttermilk Bay, here’s a 3BR, 1BA offered for the first time since it was built in 1976. First listed in July for $499,900, the ask is now down to $449,000.
FORESTDALE
“Classic lakefront cottage with 100 feet of private waterfront on Peter’s Pond – swimming, boating, fishing – all yours to enjoy!” The 3BR, 2BA sits on .83 acres and is asking $349K.
EAST FALMOUTH
“Tiny House Nation Cape Cod Style” sits on .31 acres on Jenkins Pond. The 464sf one-bedroom, one-bath has a “history of summer/winter rentals” and is asking $235K.
MASHPEE
This cozy cottage overlooks Cataquin Pond and features access to a beach on John’s Pond. The 546sf two-bedroom, one-bath was built in 1950 and is yours for $199,900.
CENTERVILLE
Meet a “real old cottage directly on Lake Wequaquet with deck and seasonal dock.” Asking price for the 624sf two-bedroom with a half-bath and outdoor shower is $395,000.
SOUTH YARMOUTH
“Beautiful views of James Pond” from this four-bedroom four-bath on .21 acres. The nine room house was built in 1962 and is asking $349,900.
EAST DENNIS
Located on Southern Simmons Pond, this 3BR, 2.5BA Colonial sits on 1.5 acres with “a peek of the pond through the tree canopy!” The 2,104sf house hit the market in July asking $475K but five slices have brought the ask to $450K.
BREWSTER
This 3BR, 2.5BA comes with 400ft of frontage on Walker’s Pond. The .85 acre spread has been bouncing around the market since 2008 when it was asking $875K. An October chop brought the ask down to $559K and earlier this month, the listing finally went into contract.
HARWICH VILLAGE
“Live at the water’s edge on beautiful Sand Lake in this expanded Cape with 3 bedrooms and 2 baths.” The .28 acre spread includes flower and veggie gardens, a waterfront deck, balcony, and garage. Asking price is $359K.
CHATHAM
Behold, an eco-friendly Contemporary on Emery Pond. The 2BR, 2BA has a dock, multiple decks, a bonus room in the loft, and a “brick patio with mature Japanese Garden with Koi pond and stone walls.” The .4 acre spread last changed hands in March 2014 for $365K and flipped back onto the market five months later asking $615K. Five chops later, the pond pad is hoping for $549K.
ORLEANS
Set on .6 acres overlooking Cedar Pond, this two-bedroom features a wrap-around deck, a two-car garage, and a fireplace. Asking price is $349K.
EASTHAM
Here’s an “adorable two bedroom bungalow on over an acre of land abutting conservation and your own pond. Built in 1963, the Homepath property, aka foreclosure, listed in June for $329,900 and is now hoping for $289,900.
WELLFLEET
“Location-location-location! Rich with history and charm, this centrally-located antique has the best views of Duck Creek in town. Originally the *Customs House* where boats documented their goods, it is currently used as a gallery and private residence.” Asking price is $895K.
TRURO
“Part of Truro’s history! This ocean front compound on 3.3 acres in the National Seashore was built in 1892 and has been owned by the same family since.” The property has been searching for a buyer since 2010 when it listed for $2.5 million. In June, the ask was down to $1.2 million and it seems that 127 South Pamet Road has finally found a buyer.
PROVINCETOWN
