Provincetown – Sales of The Week – 29 Bayberry Avenue $1.025M, 30 Bayberry Avenue $1.25M.

There are two sales to report on Bayberry Avenue this week. Our office participated in both sales. It just happens that these two houses are right across the street from each other, but they could not be more different.

29 Bayberry Avenue is a traditional colonial single family home. It has three bedrooms and 2.5 baths and 1,736 square feet. It sold for $1.025M with a list price of $1.095M.

MLS Remarks: This three-bedroom, two-and-one-half-bath home on a .40 acre lot is in the West End neighborhood of Meadowview Heights. This charming and comfortable reverse-floor plan Colonial is sited on a cleared flat lot surrounded by trees. The house has 1,632 square feet. The Great Room has high vaulted ceilings running the full length of the house with loads of windows and a full-width deck directly off the living room. Provincetown – Sale Of The Week – 82 Commercial Street $3.75M

This post is reminder that while we are in reatively uncharted waters as far as the real estate market goes, (and everything else) real estate continues on, albeit at a different pace and with different operational norms.

82 Commercial Street is one of the most recognizable homes in the West End, situated directly across the street from Relish on the corner of Soper Street. It has seven bedrooms and four baths in 3,294 square feet . It has one of the most lavishly landscaped yards in Provincetown. It just sold for $3.750M with a listing price of $4.150M.

This property is an interesting and quite visible example of the level of market appreciation in town. Granted it is the very top of the marlet but does illustate solid appreciaiton and continued interest and demand. it sold in May of 2016 for $2.350M and in October 2017 it sold for $3.250. As in this recent sale there were dfferent levels of renovation done between sales.

Provincetown Past & Present – Downtown.

When describing Commercial Street we can say its iconic without understatement as there is no place like it in the world – and how wonderful that it is ours.

In this post series I am examining some great local art that we have at home and overlaying the current condition of its location. This watercolor is by Harvey Dodd from 1983. He had the greatest little gallery right up past the Mews on the water side of the street. It was the oldest gallery in town. Harvey died in 2011.

This is a great scene looking West on Commercial Street from Lopes Square and the entrance to the pier. While Harvey did have a great imagination, the street scene is based in reality. You can see the steeple of Town Hall on the right and the green space in front. The crowds of tourists, the cars, the store fronts and banners portray a typical crazy summer day on Commercial Street. It’s a wonferful watercolor.

The picture below is almost the exact scene on a recent summer day. Thankfully some things just don’t change. This sight is so wonderfully familiar to us.

There is a ton of variety in real estate options downtown. There are some expensive waterfront condos as well as some mid range and entry level condos available. 291 Commercial St #9 which is located in a commercial/residential complex on the left is a two bedroom two bath condo with 1,059 square feet which sold for $748K last September.

To the right and down a short alley, in the photograph, is 284 Commercial Street. Unit #5 is a one bedroom one bath third floor condo with 908 square feet. It sold in August of last year for $337K.

Provincetown – Art & Architecture – Franklin Street

Hopefuly these posts will provide a bit of respite from the daily covid-19 focus. Provincetown is quietly greeting the first days of spring, as we social distance and find apprpriate diversions. Throughout this experience I will keep bringing you real estate news and interesting real estate related stories.

This is another pastel that we have by Bradley Dehner from 1983. It is a view from the Franklin Street – Race Road intersection up the hill toward Bradford Street in the West End. What a wonderful repesentation of the traditonal Cape style of houses so prevalent here. From left to right is 42, 44, 46 and 48 Franklin Street.

Here we are 37 years later. #42 on the far left is a three unit condo association, with the additional two units added in the rear of the main house. Unit B sold in 2015 for $485K, and is a one bedroom two bath condo with 626 square feet. The picture below is #B from the rear of the property Hard to believe this exists behind the traditional Cape house that you see from the street.

44 Franklin Street is in the midst of a full renovation and expansion. It sold in 2017 for $650K and was a one bedroom two bath single family house with 645 square feet.

46 and 48 Franklin Street remain single family homes. Interesing to see that 48 remains close to the same color as it was in the painting in 1981.

Provincetown Past and Present – Art & Architecture – Tremont Street.

We have some great local artists works that show our neighborhood from decades ago. It’s been fun to overlay our current real estate lens over them. Bradley Dehner is the artist of the pastel below, which is from 1981. It is the view west on Tremont Street to the intersection of West Vine Street.

Looking at the same view now, The Willows condominiums at 25 Tremont Street are on the right consisting of thirteen units in seven buildings.

Unit 2 recently sold for $795K and was a two bedroom two bath condo with 1,572 square feet. The condominium complex was developed in 1996.

The building immediately past 25 Tremont Street in the pastel is 14 West Vine Street. Unit 2 in that four unit condo complex sold in 2019 for $685K. It has two bedrooms and two baths and 679 square feet.

Check out what is now Telgraph Hill at the top of the pastel with nothing but a few bare trees and a bunch of scrub brush. The house at the top of the hill to the left is 6 Telegraph Hill which sold for $3.6M in 2018 and has three bedrooms, six baths and 5,508 square feet.

Provincetown Studs To Shingles

A development and constuction review of the last six months.
