‘Tis the season for daydreaming about the summer. Here are Cape Cod’s least expensive waterfront single-family listings, one for each of Barnstable’s 15 towns, with asking prices between $199,900 and $1,200,000.

Cape Cod’s Least Pricey Waterfront Pads
BOURNE
Kicking off on Little Buttermilk Bay, here’s a 3BR, 1BA offered for the first time since it was built in 1976. First listed in July for $499,900, the ask is now down to $449,000.
FORESTDALE
“Classic lakefront cottage with 100 feet of private waterfront on Peter’s Pond – swimming, boating, fishing – all yours to enjoy!” The 3BR, 2BA sits on .83 acres and is asking $349K.
EAST FALMOUTH
“Tiny House Nation Cape Cod Style” sits on .31 acres on Jenkins Pond. The 464sf one-bedroom, one-bath has a “history of summer/winter rentals” and is asking $235K.
MASHPEE
This cozy cottage overlooks Cataquin Pond and features access to a beach on John’s Pond. The 546sf two-bedroom, one-bath was built in 1950 and is yours for $199,900.
CENTERVILLE
Meet a “real old cottage directly on Lake Wequaquet with deck and seasonal dock.” Asking price for the 624sf two-bedroom with a half-bath and outdoor shower is $395,000.
SOUTH YARMOUTH
“Beautiful views of James Pond” from this four-bedroom four-bath on .21 acres. The nine room house was built in 1962 and is asking $349,900.
EAST DENNIS
Located on Southern Simmons Pond, this 3BR, 2.5BA Colonial sits on 1.5 acres with “a peek of the pond through the tree canopy!” The 2,104sf house hit the market in July asking $475K but five slices have brought the ask to $450K.
BREWSTER
This 3BR, 2.5BA comes with 400ft of frontage on Walker’s Pond. The .85 acre spread has been bouncing around the market since 2008 when it was asking $875K. An October chop brought the ask down to $559K and earlier this month, the listing finally went into contract.
HARWICH VILLAGE
“Live at the water’s edge on beautiful Sand Lake in this expanded Cape with 3 bedrooms and 2 baths.” The .28 acre spread includes flower and veggie gardens, a waterfront deck, balcony, and garage. Asking price is $359K.
CHATHAM
Behold, an eco-friendly Contemporary on Emery Pond. The 2BR, 2BA has a dock, multiple decks, a bonus room in the loft, and a “brick patio with mature Japanese Garden with Koi pond and stone walls.” The .4 acre spread last changed hands in March 2014 for $365K and flipped back onto the market five months later asking $615K. Five chops later, the pond pad is hoping for $549K.
ORLEANS
Set on .6 acres overlooking Cedar Pond, this two-bedroom features a wrap-around deck, a two-car garage, and a fireplace. Asking price is $349K.
EASTHAM
Here’s an “adorable two bedroom bungalow on over an acre of land abutting conservation and your own pond. Built in 1963, the Homepath property, aka foreclosure, listed in June for $329,900 and is now hoping for $289,900.
WELLFLEET
“Location-location-location! Rich with history and charm, this centrally-located antique has the best views of Duck Creek in town. Originally the *Customs House* where boats documented their goods, it is currently used as a gallery and private residence.” Asking price is $895K.
TRURO
“Part of Truro’s history! This ocean front compound on 3.3 acres in the National Seashore was built in 1892 and has been owned by the same family since.” The property has been searching for a buyer since 2010 when it listed for $2.5 million. In June, the ask was down to $1.2 million and it seems that 127 South Pamet Road has finally found a buyer.
PROVINCETOWN
Finally, to PTown. This Contemporary Cape on Shank Painter Pond features a lower level master suite, top floor guest suite, and a main level with a fireplace, tricked-out kitchen, and an office alcove with a view. Yours for $879K.

It’s the end of December and thus, time to make up a bunch of awards for the best, worst and most absurd things that happened in Cape & Islands’ real estate, architecture and neighborhoods. Here now, your 2015 Curbed Awards.

The first round of Curbed Awards goes to listings that had us swooning all year. From the oldest house for sale on Cape Cod to sleek new construction, these gorgeous Gambrels, cool Contemporaries, classic Capes, and awe-inspiring adaptive reuse are 15 of the most beautiful homes for sale in 2015.

From 1945-66, this Provincetown property was home to the abstract expressionist painter Hans Hofmann’s art school and studio. These days, the 1,737-square-foot space is a rather incredible two bedroom, one bath condo. Built in 1820, the unit features original flooring and aship-timber constructed gallery around the hearth. The West End stunner hit the market in November for $1,750,000 and is now in contract.

One town over, this picture-perfect 1930s beach bungalow in Truro overlooks Cape Cod Bay and sits on an “historically accruing beach.” The three bedroom, two bath is asking $1,300,000, knotty pine and farmer’s porch included.

Also in Truro, this upside-down Contemporary was designed by architect Maryann Thompson and built in 2007. The Corn Hill 3BR, 3BA in 1,953 square feet an “expansive deck with lovely tree top views with peeks of the bay” and listed in March for $1.4 million.

Back to Provincetown, this historic East End boathouse is, like so many good things, small and expensive. The 418 square-foot listing on Provincetown Harbor features one bedroom, parking for two, lush gardens, and a gorgeous beach for $1,595,000.

This rather lovely 285-year-old was originally the Jonathan Higgins House, but is more recently known as the Margaret Stanger House for the “former owner and author of the well-known book, That Quail Robert.” Set on .54 acres, the restored 4BR, 3BA antique is “a perfect blend of old and new” with four fireplaces, a garden room, “renovated kitchen with black honed granite counter tops, gleaming wood floors throughout the house, a blend of original & refurbished from old barn wood, exposed beams believed to be taken from an old ship wreck.” Alas, good looks weren’t enough to keep the PriceChopper away and after listing in September for $825K, the Orleans abode is now hoping for $779K.

Back to the Outer Cape, this sleek Wellfleet new-build hit the market in September looking for $649K. The three bedroom with a second floor “Cube room” and polished terrazzo countertops in the kitchen with beach sand and stones from Newcomb Hollow Beach is now asking $589K.

Set high on a Provincetown dune, this three-bedroom by the award-winning architects of Hariri & Hariri, sisters Gisue Hariri and Mojgan Hariri, “was designed to reflect the architecture of the Gropius anchor home.” The three-bedroom, three-bath with views galore hit the market in November for $3,399,000.

Located on Centerville’s historic Main Street, this 4,400 square-foot shingle-style was built in 1995 around a Victorian windmill and has walkability to the library, numerous shops, and “three pristine, sandy ocean beaches on Nantucket Sound.” The rather lovely six-bedroom overlooks a “bucolic pond and 100+ year old gardens” designed by the father of American landscape architecture, Frederick Law Olmsted, and also has its own swimming pool. Asking price is $1,595,000.

Built in 2007, this 4,347 square-foot Gambrel overlooks Barnstable Harbor and includes 5BR, 5.5BA, a beautiful kitchen, built-ins all over, multiple porches, two fireplaces, and a tricked-out laundry room. The .58 acre spread offers deeded access to the harbor and walkability to Barnstable Village for $2,500,000.

Also in Barnstable Village, this barn “was originally part of a 300 acre dairy farm built by Captain Daniel Bacon in 1832″ and was moved to its current location in the 1970s where it was converted into a 4,312 square-foot single family home. Finally, to the oldest house for sale on Cape Cod. This Sandwich three-bedroom overlooking Shawme Pond dates to 1639 and features original detail galore such as multiple fireplaces and beamed ceilings. Outside, the .25 acre property includes a private dock and professional landscaping. In addition, the “classic New England village” locale means there is walkability to “shops, restaurants, Sandwich Glass Museum, Sandwich Boardwalk and Heritage Museums.” Asking price for the 376-year-old is $575,000.

“Special features abound in this stunning Wellfleet contemporary home.” So begins the listing for this sleek Outer Cape new build and we couldn’t agree more. The 2,000 square foot three-bedroom single-family features a unique design and uncommon finishes that are definitely worthy of the Seacoast of Bohemia. On the first level, there’s an open floor plan, a master suite with a “fantastic custom built shower,” laundry room, 8ft sliders to two mahogany decks, a large mud room, and “polished terrazzo counter tops in the kitchen feature beach sand and stones from nearby Newcomb Hollow beach.” While we don’t know if the latter activity was legit, the hyper-local, small batch counters do look rather lovely. Upstairs, there are two more bedrooms and something called a “Cube room,” which apparently offers “great flexibility.” The walk-out basement “offers many possibilities” thanks to its high ceilings and (intentional) lack of support beams. As for the nuts and bolts, there are “top level Anderson windows throughout,” spray foam insulation, and maple flooring with radiant heat. The .71 acre property just hit the market and is asking$649,000.
