Provincetown $1M Plus! Three Of The Best

The million dollar plus market is the most talked about market segment in town. Why wouldn’t it be? We are lucky to have some of the most gorgeous and desirable real estate in the country. $1M + properties are spread throughout town in the East End, West End and of course on the waterfront. A walk with your summer guests out Commercial Street to the Red Inn on a lazy summer afternoon drives that point home – or a walk out through the gallery district to PAAM and and the far East End beyond.

Provincetown $750K to $1M. My Three Favorite Condos!

What’s available in the $750,000 to $1,000,000 range? There are currently only 18 on the market. Four condos have sold in this category year to date. There were 35 sales in 2017.

The condos below represent the wide variety in style, finish and location that exist in this category. They include a two bedroom two bath stand alone condo with a stellar rental history; a renovated condo that lives like a single family home; and a waterfront two bedroom two bath with a deck on the bay. It has historically been a very popular segment of the market.

Provincetown $500K – $750K. My three best!

For this series of posts I have categorized the market into 4 segments.  Under $500K, $500K to $750K, $750K to $1, and $1m PLUS. Last week I posted about my favorite condos under $500K. This post looks at the second most popular price point which is condos priced between $500K and $750K.

There are 17 condos on the market in this range.  I have chosen three that represent the variety available in this group. One is on the water, one is in the near West End in a two unit association and one is a multi level condo in a larger condo complex in the West End.

42 condos have sold so far this year with 10 selling in this category (23%) .

 

501 Commercial Street #17 is a first floor beachfront condo at the Ice House in the East End.  It has one bedroom and one bath and 508 square feet. This condo is mere steps to the sand! It is being marketed for $604K.

Provincetown Under $500K – The Three Best Condos

Yes, there are great properties available under $500K in Provincetown.

But… there are only five condos on the market priced under $500K.  (There are another 11 for sale at Seashore Point, our over 55 community)

Of the 38 condos that have sold so far this year 24 of them (63%) were priced under $500K. An amazing number! That means there is less than a months available inventory in this price range.  Demand is extremely high, supply is extremely low.

My three favorites below represent a studio, a one bedroom and a two bedroom condo.

586 Commercial Street #7 is a great studio condo with deeded beach access in the East End. It has 270 square feet and is being marketed for $329K.
