It is a single family home with two beds and two baths on a 14,000 square foot lot at the top of the hill above Point Street. It is being marketed for $2.5M. The house is a good solid Cape Style house, but the value is most definitely in the hilltop lot with 180 degree plus views that are as good as those on Telegraph Hill.

$1M + Market Review – Provincetown

Bullish year for $1M+ sales.

Year to date 27 $1M + properties have sold with an average selling price of $1.438M. This includes 6 condos and 21 single family properties. Last year only 12 properties sold year to date above $1M. Demand is high in this category and sales depend on quality inventory being available for sale.

Coincidently there are currently only 27 properties on there market over $1M with an average asking price of $1.942M. These include 18 singles family properties and 9 condos.

It has been a very interesting year so far as we slide into the fourth quarter. Condo sales in Provincetown have been strong – up 20% from last year while single family sales are even with last year.

Below are seven of my favorite $1M+ properties that have sold this year.

61 Commercial Street is a charming waterside house with three bedrooms three baths and 1,663 square feet. It includes a small attached apartment. It is one of my favorite houses in town as it is just one of those iconic Cape Houses that speak to the history and charm of Provincetown. It recently sold over asking for $1.572M with an asking price of $1.459M

61 1

MLS COPY: Known as a ‘Floater’, this delightful 2 family West End antique is one of about 30 houses relocated from Long Point and floated across the bay circa mid 1800’s. It bears the blue and white ceramic tile depicting a house on a boat, reserved only for them. Upon entering, enjoy the flavor of this home with original wide pine floors and whitewashed beamed ceiling. The 1st floor has a welcoming LR w/wood burning FP, dining area, kitchen, BA w/ claw foot tub and spacious guest suite w/BR and comfortable sitting area. To the rear, is a south facing deck for relaxing in the sea breezes. Atop the stairs to the 2nd story, you are captivated by the panoramic views from Long Pt. to Wood End and more. There is a den/office, a water view deck, a 2nd FP, master BR and BA w/ a shower that beams with outside light. The exterior is graced by a white picket fence, brick walkways and lovely gardens. A cozy apartment w/separate entrance is attached. Beach access and offsite parking complete the offering.

3 Telegraph Hill is a three bedroom four bath home with 3,289 square feet.  It is one of only 8 coveted homes on The Hill. It just sold for $1.752M with a list price of $1.950M

3 TH

MLS COPY: Privacy and luxury atop one of the highest peaks in town … this 3 bedroom, 3.5 bath home is but one of 8 homes in the exclusive Telegraph Hill Road neighborhood. This property has now been upgraded to the highest quality with renovated en suite bathrooms, beautiful stained Grade A oak floors, a custom kitchen with stainless counter tops and viking appliances. The second floor open design of kitchen, dining and living is perfect for entertaining, complete with French doors to a large deck, wood fireplace and sweeping views out to the dunes and the Pilgrim Monument. A lower driveway enters into a 2 car garage which includes ample storage and a fully equipped professional gym. Large, light and spacious bedrooms run from the grand foyer entrance. Certainly a very special West End home and just a short hop into town or the beach!
