Everyone knows 104 Commercial Street. It’s the traditional Cape House on the curve of Commercial Street near the Coast Guard Station. It is a three bedroom two bath home with 1,544 square feet, and has one of the best front porches in town. It sold for $1.671M with a listing price of $1.775M
MLSRemarks: Amenities abound in this smartly renovated 3/2 single family waterview in the sought after West End. The property has been occupied as both a year round home and a very lucrative vacation rental with many repeat renters. Sip your morning or evening beverages on the front porch swing; cookout in the private backyard patio; entertain in the open living and dining rooms; bring your water toys across the street to the beach and take advantage of the private mooring there as well. A much admired colorful garden of roses and hydrangeas fills the fenced front yard. The west side of the home features a large private second floor deck for sunning and relaxing. Parking for 2 vehicles on site or in the lot just around the corner. This home is certain to bring years of memories to any new buyers and their friends & family.
This post is reminder that while we are in reatively uncharted waters as far as the real estate market goes, (and everything else) real estate continues on, albeit at a different pace and with different operational norms.
82 Commercial Street is one of the most recognizable homes in the West End, situated directly across the street from Relish on the corner of Soper Street. It has seven bedrooms and four baths in 3,294 square feet . It has one of the most lavishly landscaped yards in Provincetown. It just sold for $3.750M with a listing price of $4.150M.
This property is an interesting and quite visible example of the level of market appreciation in town. Granted it is the very top of the marlet but does illustate solid appreciaiton and continued interest and demand. it sold in May of 2016 for $2.350M and in October 2017 it sold for $3.250. As in this recent sale there were dfferent levels of renovation done between sales.
MLS Remarks: This historic and iconic property is truly a Masterpiece property. Occupying one of the largest lots on Commercial Street in the West End, the lush gardens are a joy to behold, entertaining the eyes with a multitude of plantings and flowers, all designed to create an oasis of privacy. The house has received the finest renovation, from top to bottom, inside and out. All newer systems, including wiring and plumbing, siding, heating/cooling and cedar shingle roofing. On the first floor, a top-of-the-line kitchen includes marble countertops, a Wolf range and Sub Zero integrated refrigerator. Living room with original wood wainscoting and fireplace surround, dining room, sun room, den with fireplace and a stunning master suite with reclaimed wood floors and walls, and Waterworks fixtures and tiles. Upstairs are five additional bedrooms and two full baths. Outside, enjoy the beautiful landscaping with a wealth of bluestone and large plank patios, including a serene bluestone courtyard that extends from the master bedroom. There is an outdoor shower, shed and hot tub privately situated in the rear garden area. Ample parking for 3+/- cars.
When describing Commercial Street we can say its iconic without understatement as there is no place like it in the world – and how wonderful that it is ours.
In this post series I am examining some great local art that we have at home and overlaying the current condition of its location. This watercolor is by Harvey Dodd from 1983. He had the greatest little gallery right up past the Mews on the water side of the street. It was the oldest gallery in town. Harvey died in 2011.
This is a great scene looking West on Commercial Street from Lopes Square and the entrance to the pier. While Harvey did have a great imagination, the street scene is based in reality. You can see the steeple of Town Hall on the right and the green space in front. The crowds of tourists, the cars, the store fronts and banners portray a typical crazy summer day on Commercial Street. It’s a wonferful watercolor.
The picture below is almost the exact scene on a recent summer day. Thankfully some things just don’t change. This sight is so wonderfully familiar to us.
There is a ton of variety in real estate options downtown. There are some expensive waterfront condos as well as some mid range and entry level condos available. 291 Commercial St #9 which is located in a commercial/residential complex on the left is a two bedroom two bath condo with 1,059 square feet which sold for $748K last September.
To the right and down a short alley, in the photograph, is 284 Commercial Street. Unit #5 is a one bedroom one bath third floor condo with 908 square feet. It sold in August of last year for $337K.
Hopefuly these posts will provide a bit of respite from the daily covid-19 focus. Provincetown is quietly greeting the first days of spring, as we social distance and find apprpriate diversions. Throughout this experience I will keep bringing you real estate news and interesting real estate related stories.
This is another pastel that we have by Bradley Dehner from 1983. It is a view from the Franklin Street – Race Road intersection up the hill toward Bradford Street in the West End. What a wonderful repesentation of the traditonal Cape style of houses so prevalent here. From left to right is 42, 44, 46 and 48 Franklin Street.
Here we are 37 years later. #42 on the far left is a three unit condo association, with the additional two units added in the rear of the main house. Unit B sold in 2015 for $485K, and is a one bedroom two bath condo with 626 square feet. The picture below is #B from the rear of the property Hard to believe this exists behind the traditional Cape house that you see from the street.
42, 44, 44 and 46 Franklin Street, left to right.
Rear unit at 42 Franklin Street #B
44 Franklin Street is in the midst of a full renovation and expansion. It sold in 2017 for $650K and was a one bedroom two bath single family house with 645 square feet.
44 Franklin Street
46 and 48 Franklin Street remain single family homes. Interesing to see that 48 remains close to the same color as it was in the painting in 1981.
A development and constuction review of the last six months.
This post is a compilation of my favorite “Studs to Shingles” blog entries of the past few months. I have selected the most interesting projects – some are completed, some are mid-construction and others are in the early stages of construction.
These projects represent the broad range of building and development happening in Provincetown. The diversity of style and location speaks to the heightened level of real estate choices in town.
As we look to the upcoming 2020 season, I hope to see you in town. In the meantime, you can follow my posts on my blog – jongoode.com – for ongoing updates.” JON
170 Bradford Street Extension #1 is a new construction home in the West End with three bedrooms five baths and 3,060 square feet. It was listed for sale at $1.849M and sold for $1.792M. It is an extraordinary home and part of this emerging West End neighborhood.
MLS REMARKS: Contemporary freestanding home in one of Provincetown’s newest west end neighborhoods. Built on three levels the home has been designed to take advantage of the natural surroundings and incorporates over-sized windows throughout. The main living area is an open concept design with custom kitchen and oversized island; dining room with a wall of windows; living-room with a gas burning fireplace as its focal point, and sliders leading to rear stone patio with fire pit. White and gray tones are incorporated in the flooring, tile work and cabinetry providing a wonderful pallet for your own decorating elements. A home office and a stylish half bath complete the main floor. The master bedroom, with lots of windows for natural lighting, has an ensuite bathroom with custom cabinetry and walk-in closet. Two additional guest bedrooms, each with their own bathroom, complete the homes upper level. The entry-level features a one car garage, bonus room and full bath providing flexibility on how to best use the space. From the high gloss shiplap exterior to the fine Porcelanosa tiling, the home distinguishes itself with smart design elements, superior construction, and quality materials inside and out. * Picture on the left is of #1, picture on the right is of the rear of 168 Bradford Street Extension.
Winter is here. Christmas and New Year are past and the real “off season” has begun – but construction continues unabated on several fronts in our little village. East End and West End – the rush is on finish these projects by spring.
What I love seeing is the quality of buildings that are going up – many replacing wonderful older houses, but doing so with attention and respect to the past and with quality materials and thoughtful siting by incredible tradesman.
Before and after pictures are so intriguing. Sometimes projects look vwery similar to the original, other times you wouldn’t recognize the buildings except that they are at the same address.
44 Franklin Street, was a sweet 645 square foot single family house with one bedroom and two bathrooms. It sold in June of 2017 for $650K. It sits on a large 5,227 square foot lot and is being nicely renovated into a larger house, perhaps into two units.
294 Bradford Street is one of those historic parcels that goes all the way through from Bradford street to Route 6. A beautiful house is being built on the Bradford Street end of the lot. The lot lot sold for $267,500 in June of 2017.
199 Bradford Street was a wonderful old two family Victorian home that sold in 2017 for $560K. It had three bedroms and two baths with 2000 square feet. The transformation is exceptional.
#21 Pilgrim Heights Road is a beautifully sited water view lot that sold in 2017 for $1.1M. It is an L shaped lot wider at the water view side. They are building a striking modern three volume home – all with water views. It is impressive and I cant wait to see the finished product.
These four projects represent the broad range of building and development happening in Provincetown. The diversity of style and location speaks to the heightened level of real estate choices town.
The winter season is here. The Canteen Christmas Market is open, and Holly Folly just ended – but construction continues unabated on several fronts in our little village. East End West End – the rush is on to close in these projects so work can continue inside throughout the cold winter months.
What I love seeing is the quality of buildings that are going up – many replacing wonderful older houses, but doing so with attention and respect to the past and with quality materials and thoughtful siting by incredible tradesman.
Before and after pictures are so intriguing. Sometimes projects look very similar to the original, other times you wouldn’t recognize the buildings except that they are at the same address.
I have selected what I think are the most interesting builds below. Some are close to completed, others have just started. I’ll keep updating my blog as these projects progress and report on others that begin.
6 Atwood Avenue is an iconic West End property. It sold in 2016 for $1.420M. The current owners have done one of the best renovations of its kind in the West End. It is a very special property nestled into the fabric of Atwood Avenue.
6 Commercial Street was a rare buildable lot in the West End just yards from the water at the Moors. It sold for $610K in March of 2019. A beautiful house has been built on the lot and is close to being finished.
28 Cottage Street is a four family house that sold in February of 2018 for $1.250M. It has been developed into four two bedroom condos. Two have sold and two remain available. Units #1 and #3 have sold for $605K snd $687K. Both were two bedroom two bath units with smart design and amenities.
509 Commercial Street is an iconic waterfront property in the East End just outside the Gallery District. The property originally sold in 2015 for $825K after asking $1.2M. The building, in need of total renoavation, had five bedrooms and two baths in two units. The property resold in mid-renovation this past October for $1.9M. Work continues on what is sure to be a beautiful renovation project.
51 Commercial Street is a large property directly west of the West End parking lot/boat launch. The property sold for $5M in 2017. It consists of seven dwelling units in multiple buildings and inlcudes 53 Commercial Street too. The work is ongoing but huge progress has been made. My indication is these will be rental properties. Ill keep you posted if I hear differently.
Watch for updates on jongoode.com in the weeks ahead.
So you think construction and development slow down in the off-season? No Way! There is more happening now in our neighborhoods than in past years – and that’s saying lot. I’ll be writing about many of these different projects keeping my eye on them over then few months. It’s interesting to see how development is changing th landscape but in many ways keeping it exactly the same.
For instance 6 Pleasant Street below sold in November 2018 for $750,000. Work began almost immediately and without any noticeable change to volume or footprint – Look at it now! It has retained its original size and perhaps added half a floor on top. It has not officially been listed for sale but is rumored that when it is it will be somewhere above $1.5M.
122 Commercial Street is a well known and iconic (excuse the word – but it’s true) building at the hook of Commercial Street across from the Coast Guard. Station. It sold for $1.5M in February of 2018. The very able Cape Tip Builders are renovating the building, after lifting it, into what is sure to be a fabulous small development. We’ll keep you posted.
72A Commercial Street was already one of the most charming West End cottages loctaed on the walking path between Commercial Street and Tremont Street. It sold in November 2018 for $880K. It has also been recently raised and an incredible renovation is sure to follow. Sorry for the refuse laden picture – its hard to get greta pictures of constuction zones.
These three developments/renovations illustrate the incredible quality of design and construction work being done in Provincetown. I’ll bring you many more examples in the next few weeks.
5 Blackfish Road is a classic Cape built in 1981. It has three bedrooms and two baths in 1,582 square feet – all on 1.1 acre lot. There is an attached two car garage. It is being marketed for $519,000.
MLS REMARKS: This traditional 1981 Cape offers a wonderful opportunity for the right buyer. With only one owner and all of its original charm, this 3BR/2BA home is currently empty and ready for your updates or full renovation. The 1,582 square feet property is located in beautiful Truro on the private and highly desirable Blackfish Road in the Gospel Path neighborhood. The large level lot – just over an acre – has a great mix of cleared and wooded areas. There is an attached two-car garage and a full basement. The main floor has an open living/dining room with hardwood floors and a large brick fireplace and hearth. Sliders open to a big wrap-around deck. The galley kitchen is open to the dining area.
