The Near West End, from downtown west to West Vine Street, and including that in demand sliver of Provincetown from Franklin Street west to the jetty and below Bradford Street to the beach- real estate dreams are made here.
Lots of West End activity is centered in the Four corner neighborhoods. The intersection of West Vine Street and Bradford Street has seen a new neighborhood develop around it over the last several years including the new homes being built on Creek Road “Extension”, the unpaved portion of Creek Rd that heads back up the hill to Bradford Street . Three new single family houses are going up on the east side of the hill, (L pic) along with two new houses on the west side of the hill. (R pic)
The most recent nearby sale is 31 Creek Road, a 3/4 with 1,438 sf that sold for $1.175M.
Another very busy four corners intersection is at Franklin Street and RaceRoad. The old Ronnie White property at 65-67 Franklin Street is being developed into up to five buildings with ten or so condos. These will be one plus bedroom condos with two and 1/2 baths. The two being marketed now are priced at $789K. (pic) Another two condos are going up quickly on the rear lot. (pic)
There are two single family homes being built , one at 70 Franklin Street ( Pic) and one at 11 Race Road (pic) which are adjoining lots. Both are under contract. These have created quite a lot of excitement as it really changes the nature and topography of this corner.
The more than iconic 72 A and 72 B Commercial Street houses on Ericsson Avenue, a pedestrian only alley between Commercial Street and Tremont Street have just gone under contract…surely soon to begin renovation.
I have written recently about about the incredible new neighborhood on Point Street. See 29 Point Street and 9 Point Street below. This area continues to surprise with incredible sales and beautiful new houses being built.
There are several other interesting sales, and developments in the works in the Near West End – too many for this post. I will look at several of them in detail over the next few weeks. Hopefully the examples I have featured above help to illustrate the wide range and variety of properties in the Near West End.

The Far East End from Howland Street to BeachPoint….WOW…tons of activity and with exciting development bound to enchance the neighborhood. The Far East End has a tony yet authentically bohemian look and feel. Some of my favorite Provincetown streets are the gravel lanes between Bradford Street and Commercial Street with provide charming views of the bay and beaches from Bradford St. These through lanes, many unpaved – provide picturesque historical ladders between Bradford Street and Commercial Street.
The hills north of Bradford Street are home to many charming and unique properties. The two homes pictured below, 230A Bradford St and 74 Atkins Mayo Road represent two wildly distinctive properties for sale. One is sited on the side of a gorgeous landscaped hill and the other is hidden in the woods north of Bradford with other such homes, many of historical significant.
Farther East the development of the former Michale Shays property into the 350 Bradford Street condos is bound to positively influence prices, and development in the area going forward.
Commercial Street in the far East End has many substantial waterfront and water view properties lining the street all the way out to Beach Point. There is wide range of values up to the $4M’s.
The homes of Thistlemore Road and its surroundings provide many architectural surprises. It’s a wonderful neighborhood of winding streets and wooded lots bordered by conservation land with some magnificent views of the bay and beyond. It’s a few blocks to the beach and a short walk to the Gallery District and East End restaurants. Folks who own homes here are fervent fans of the Thistlemore Road neighborhood. .Below are some examples of recent sales and properties available for sale in this neighborhood.
As you can see the far East End has something for everyone. From simple beach cottages in the $200,000’s to waterfront estates in the $4M’s, the variety of properties is incredible.

MLS Remarks: Operated as the Packard Gallery for thirty years, this historically distinctive building, formerly the Christian Scientist Church and Reading Room, has the potential to be converted to a unique single family home in the gallery district. The building, with its striking preserved exterior presence, provides high ceilings and original light-filled windows for creative redesign to living space. There is currently a wonderful two-story apartment adjacent to the gallery with a spacious patio and hillside backyard with views of the Monument. On-site parking for several cars. This is also a perfect opportunity for a gallery proprietor to acquire Provincetown’s most acclaimed gallery space with residential quarters. Listing courtesy of Get Listed Realty.

The Far West End is not really that far, but for ease of differentiation thats what we’ll call it. From West Vine Street west to the Moors and north of Bradford Street there is a ton of real estate activity going on.
One of the busiest neighborhoods is the four corners at West Vine and Bradford Extension. The 51-57 West Vine Townhouses are finally done after several years of building. The last one is 53 W Vine #D, a 2/3 with 1,182 square feet and is $949K. These properties have anchored this neighborhood with solid sales and high quality since their launch.
Victors (Marcus Builders) condos at the top of the hill on Bradford Street EXT have done extremely well in sales and resales. 162 Bradford Street #2 is a recent resale that just sold for $1.350M. It is a 3/6 with 2,640 sf. (pic)
Bayberry Avenue , Blueberry Avenue, Creek Round Hill Road and Pilgrim Heights Road make up the wooded more suburban (in a wonderful way) West End. Many lots are a third of an acre and the wooded landscape and rolling hills create a very desirable landscape. With their proximity to the water and to downtown Provincetown these streets provide an ideal summer retreat and for many a year round home.
These West End neighborhoods are the best on the Cape. The wide variety of architectural styles and prices make it an ideal location and the proximity to the bay and ocean beaches and downtown Provincetown make it especially desirable.
Next week we’ll focus on the Far East End and all the activity thats happening in those neighborhoods.

Upstairs, 2 nice sized bedrooms each have walk in closets and en-suite marble and tiled baths. The lower level is a huge carpeted bonus room, with a full bath.
