Provincetown – Spring Buyer Preview

 

While it is early to make many predictions about the spring market, one thing we can say for sure is that the snow and cold has delayed it. Realtors everywhere are notorious for rushing the spring market, and putting all their new inventory on the market as early as possible after the New Year. Not so with all this snow, but hopefully with temperatures rising next week, we will begin to see some listing activity.

Locally our market is tracking market conditions that we see in the downtown Boston neighborhoods. Moderately increasing prices, lower inventory levels and fewer days on market. Demand generally is outpacing supply. Translate this dynamic to a second home market and while demand is high, urgency is much lower than in those urban neighborhoods.

Condo sales are up and they are selling at slightly higher prices. Sales of more expensive single family homes are slower but prices remain even year over year – and it seems there is never enough inventory to satisfy demand in this category.

We have segmented the market into four categories for analysis, the entry-level, the mid market, the luxury market and the $1M plus market.

 

The entry level ($150K to $399K) is the 2nd busiest market category in Provincetown. Last year 66 properties sold representing 33% of the total. Today there are 25 properties on the market representing 21% of all properties available. Below are 3  favorites.

The entry level is always popular. As you can see above there is quite an assortment of properties available – from charming West End studios at 3 Bradford Street, to an artists cottage at 5 Arch Street, to a West End condo in a complex with its own heated swimming pool. More properties will certainly become available in the next few months and we expect continuing high demand.

 

The mid market ($400K to $750K) is the most popular category, accounting for 45% of all sales in 2014. Today there are 40 properties on the market in this category, including 31 condos and 9 single family homes representing 35% of available inventory. Below are three favorites.

This is the category where many buyers want to be. A two bedroom and two bath condo in the West End or  East End is on everyones’ wish list. There is a lot of variety  –  from  a standalone condo at 3 Browne Street with one bedroom and two baths, to a charming three bedroom single family house in the East End at 19 Bangs Street, to a renovated two bedroom condo at 42 Franklin Street.  In this category demand generally outpaces supply, and with only 5 months of inventory on the market expect competition when you do buy and be ready to act if you see the perfect property.

 

The luxury market ($750K to $1M) is a highly visible and closely watched category here in Provincetown as it represents the growing bridge between the mid market and the $1M+ market. This category  accounted for 27 sales last year representing 13% of total sales. There are currently only 18 properties available for sale. Realtors are always lamenting the lack of inventory in this price point as it limits buyer choice. Below are three of our favorites.

As you might expect this is a category usually full of choices but currently there are only 6 condos and 12 single family properties available. These inlcude the three pictured above:  a three bedroom newly renovated top floor condo;  a spacious arts and crafts style freestanding condo in the East End; and a charming two bedroom single family bungalow on Brewster Street – Watch for a spring inventory surge in this category.

 

The $1M+ market. This super luxury market represented 9% of all sales in 2014. Interestingly enough there are 33 properties on the market, the second highest of any category at 29% of total inventory. As you can imagine these properties tend to stay on the market a bit longer and absorption is quite a bit slower than other segments. Three of our favorites are below.

There is a broad assortment of styles, locations and pricing in this category, from a new construction freestanding condo high on a hill in the East End, to a traditional Provincetown Captains house on Dyer Street to the most palatial home in the far West End, a 6,000 square foot totally renovated masterpiece on Creek Round HIll Road. These homes represent the best of Cape End living.

Micro Units

Love these micro units in Boston. Small spaces can be efficient and comfortable…we dont call them micro units here in Provincetown – we call them charming and authentic Cape Cod cottages.

Five Newer Greater Boston Buildings with Micro-Apartments

Micro-apartments have been popping up by the dozens in Greater Boston in the last few years, going by such aliases as innovation units and micro-lofts. However you dub these roses and where you plant them, they smell generally the same rent-wise: that is, they’re comparable, if not more expensive than, studios and even 1-BRs of similar age and size. Still, micro-apartments! From the Seaport District to East Cambridgethey’re the trend that won’t die. And we’ve got the five buildings in the region with sizable amounts of ’em. Let’s start with one opening in a matter of weeks.

One Seaport Square
The 832-unit Seaport District behemoth, which includes both the Benjamin and VIA towers (and a ton of retail space), officially broke ground in November. Some of its 96 innovation units, which will be concentrated in the VIA spire, are due to be as small as 365 square feet. The rents for these are not yet clear.

This 38-unit conversion of an old Fort Point shoe factory dropped in early 2013, and its apartments quickly leased up, including 23 innovation units. Some of these were asking well north of $2,000 a month.

Another Fort Point creation, 315 on A held its grand opening in January 2014. It included studios as small as 464 square feet renting for well over $2K a month. It also fostered the concept of 20-Minute Living,which you can’t put a price tag on.

Avalon North Point Lofts
The 103-unit East Cambridge complex carved from an old hot-dog factory (yup) opened in late 2014, and includes what are called micro-lofts. The available 450-square-foot ones now ask at least $2,285 a month.

The Goode and Farmer Report January 2015

PROVINCETOWN

With the start of 2015 we would like to wish you all a wonderful, happy and prosperous New Year. We also want to thank our many friends and associates for sending those many referrals our way. They are much appreciated.

In 2014 higher prices, increasing values, strong buyer demand, and continuing low interest rates made the year an outstanding one. For buyers, sellers and investors there seemed to be a healthy balance between a buyers and sellers market as inventory is generally balanced with buyer demand. That balance may change in 2015 as we are not seeing the anticipated increase in inventory that the market is craving.

Year-end sales in Provincetown were strong with condos continuing to lead the market. The median sale price of condos sold in Provincetown increased 10% to $428K from $389K. The number of condo sales recorded in MLS were 21% higher this year than last year’s 150 sales. Sales volume increased by a 23% to $69M. The average sale price of condos increased 3% to $466K. The average price per square foot of condos sold in all price ranges was $560 per square foot. The condo mid market continues to move up from the $400K to $600K range to the $500K to $700K range.

Condo inventory as of December 31 is low with only 74 available with an average asking price of $551K and an average price per square foot of $620.

The median price of single-family homes was $840K down 5% from $887K in 2013. The average price of single-family properties sold was $1.03M, similar to last years $1.02M. There were 38 single-family sales, which is down 21%. Total sales volume was $39M down from $49M. We continue to feel that these softer single-family numbers are being caused by a lack of inventory and the strong demand for condos. The average price per square foot of single-family properties sold was $486psf.

The $1M plus single-family market remains slower with12 sales and $21M in sales volume compared to 19 sales last year with a volume of $29M.

There are 46 single-family properties on the market with an average price of $1.521M and an average price per square foot of $584.

Inventory in all categories is quite low and will begin to effect sales and prices unless more properties become available. Buyers are feeling confident and will continue investing in second homes and investment properties if there are enough choices available and if mortgage rates stay low.

TRURO AND WELLFLEET

The single-family home market in Truro and Wellfleet is strong. Sales have seen remarkable increases partly due to a lack of inventory and the high average price of homes in Provincetown.

Truro fared well with the average median sales price for single-family properties increasing 25% to $670K from $538K in 2013.

The average sale price was up a whopping 34% to $798K. In stark contrast sales were down 8% to 44 sales this year. There are currently 63 single-family properties on the market with a median price of $825K.

Wellfleet turned in a strong performance with a 21% increase in sales to 85 units from 70 last year. The median sales price of single-family properties sold was up 5% to $505K from $481K last year. The average sale price increased 6% to $566K. Wellfleet remains predominantly a single-family sales market. There are currently 32 single-family properties on the market with a median price of $587K.

Our advice remains consistent. Positive buyer and seller attitudes coupled with a continuation of relatively low mortgage rates (30-year-fixed rates are averaging 3.875%) and an improving economy bode well for 2015 being a great year to jump into the market. Buyers are feeling confident enough to buy second homes and the rental market is so strong that rental income can make buying that second home or investment property so much easier.

Provincetown, Truro and Wellfleet Real Estate market 3Q2014 Figures 

 

PROVINCETOWN

Stable…solid…predictable…encouraging… qualities you don’t often hear when describing second home markets, but 2014 sales-to-date are just that, and in some instances downright outstanding. While in urban areas nationally we are seeing the volatility caused by low inventory and frothy prices beginning to abate. In contrast Provincetown Truro and Wellfleet real estate markets are behaving more like mature overachievers than emotional teenagers.

Year-to-date sales through the 3Q in Provincetown were strong with condos leading the market with sales increasing 14%. The average sale price of single-family homes remained relatively flat, mostly the product of lower inventory. Provincetown had a stellar summer season once the monsoon rains of spring gave way to gorgeous and dry summer weather.

The average sale price of condos sold in Provincetown increased 3% to $446K from $432K last year, and the number of sales recorded in MLS were 14% higher than last year at 103. Sales volume increased by a 18% to $46M. The median price of condos sold also increased 20% to $426K from $354K an indicator that the belly of the market has moved up from the $400K to $600K range to the $500K to $700K range.

The average price of single-family properties sold year to date was $1.03M down a modest 1%. There were 24 single-family sales, which was down 25% from 32 last year. Total sales volume was $25M down from $33M. We continue to feel that these softer single-family numbers are being caused by the historic lack of inventory, as buyer demand remains high especially in the desirable West End and East End neighborhoods.

The $1M plus single family market remains much slower with only 6 sales and $12M in sales volume compared to 13 sales last year with a volume of $21M.

Condo inventory as of October 19 is relatively low with only 90 available with an average asking price of $515K and an average price per square foot of $604. There are 25 condos available priced between $300K and $400Kand 22 with prices between $500K and $700K

There are 47 single-family properties on the market with an average price of $1.54M and an average price per square foot of $584.

The condominium market is tracking well higher than last years. The single-family market is tracking a bit lower. Fourth quarter under agreement (pending) sales of condos are quite strong and will bolster already impressive numbers.

TRURO AND WELLFLEET

The single-family home market in Truro and Wellfleet has performed better than Provincetown this year. We only track single-family home sales in these towns as their condo markets consist mostly of 3-season inventory. Single-family sales have seen incredible increases this year partly a result of the dearth of inventory in Provincetown – as well as the high average price of homes in Provincetown.

The average median sales price for single-family properties in Truro is up 14% to $625K from $550K in 2013, but the number of sales was down 22% to 29 sales this year. Even with many fewer sales, volume was only down 5% to $23M.

Wellfleet turned in the strongest performance with a 29% increase in sales to 62 units from 48 last year. The median sales price of single-family properties sold was up 4% to $494K from $476K last year. Wellfleet remains a predominantly a single-family sales market too.

Positive buyer and seller attitudes coupled with a continuation of relatively low mortgage rates (30-year-fixed rates are averaging 3.875%) and an improving economy bode well for 2015 being a great year to jump into the market.

Iconic Days Cottages In Truro On The Market

BOSTON — One of Cape Cod’s most iconic properties hit the market this week, and you can now own a piece of New England history.

Days cottages (or the flower cottages), the beachfront rentals located on the way to Provincetown along Route 6A in Truro, are up for sale with a price tag of $399,000 each. Listings for the cottages call it “a once in a lifetime opportunity to pick your very own flower.”

The row of 22 identical cottages has been owned by the Days family since 1931. Each is named after a flower. There’s Daisy, Zinnia, Violet, Rose and so on. Over the last eight decades, the cottages have served as a muse for artists and photographers who came to capture the essence of the Outer Cape. Plenty of tourists have been drawn to them too over the years.

Each cottage is 420 square feet with two bedrooms and 1 bathroom, plus a private beachfront. All are listed at the same price except for the two end units. Unit 1 (Daisy) is listed at $409,000 and unit 23 (Wistaria) is listed at $429,000. (Note: There is no unit No. 13.)

Since 1991, Joe Days has operated the cottages with his wife, Cindy. His sister, Carol, is also a partner in the business. Joe Days said the work takes a toll after so many years, and he and his wife are ready to retire and have a less stressful life.

“We’re not getting any younger,” said Days, who is 66. “My wife and I would like to get on to the next phase of our life.”

Days said he’s been part of the business since he was a kid, working 42 years in all there. He and his wife plan to spend more time at their home in Florida, but will still make the Cape their home in the summers. Days said they also plan to continue running the convenience store (Days Market) across the street from the cottages — at least for a couple more years.

But the sale of the cottages means that part of the business will no longer be in the family. Days said he and Carol decided it was a good time to sell and move on. He said other family members are not in the business.

“They’ve all got their own jobs and careers,” Days said. “The fact that somebody would have to come down and do this, I don’t know was that appealing.”

The cottage were put up for sale before in 2006, but Days said the real estate market at that time wasn’t so great, so they were taken off the market.

For Days, selling is bittersweet. He’s had several employees who have worked alongside him for years. He said those relationships have been the best thing about the business.

“Some of them have been with me for 20 years and longer,” Days said. “It makes it fun to do it and I enjoy this work. It just makes it fun when you’re working with people that you like and that like you back.”

Over the years, Days has also grown close to several customers who return year after year, and generation after generation. He said many have left Facebook messages lamenting that the cottages are being sold.

“A lot of these people are like, ‘Oh, we just started bringing our grandchildren and we thought we were going to have many years to enjoy it with them’– talk about a guilt trip,” he said with a laugh. “Some other people say, ‘Well all good things come to an end sometimes.’ ”

But the cottages are not quite coming to an end. They will just be under new ownership. The “Days Cottages” name will remain the same, but they will have the word “condominium” added to the title, according to Days.

The iconic look and feel of the cottages will also stay the same since the town won’t allow them to be changed, according to Gregg Russo, the realtor for the properties.

“The zoning board of appeals, when the family went to get permission to condo — which is the process in Truro — actually put a restriction on the approval that they never can be changed or altered in any manner,” Russo said.

This means the color, the flower names and the overall structure of the cottages will continue to look as they always have. Days calls that a “good thing” and said he hopes the new owners will also keep his longtime customers and continue that tradition.

The cottages cannot be occupied in the winter due to a city bylaw that limits occupancy to three seasons, according to Russo. So far, the history of the place has drawn in many inquiries. Russo said people have even called asking for specific flowers.

“There are people who want specific cottages because they’ve been coming to them [and] their grandparents came to them,” Russo said. “The opportunity to actually own an iconic piece of Truro history is so overwhelming for some of these people.”

Two of the cottages are already spoken for, according to Russo. He said he expects half will be gone within a week and plans to close all sales at the beginning of next year.
